While we are licensed Realtors we choose to specialize in property management. We handle the full rental cycle from preparing a unit for showing, advertising and marketing the property, qualifying and placing tenants, handling any maintenance and repairs, and when ready helping the tenant through the process of leaving. This cycle can also include the eviction process if needed.
We have a full-time manager that oversees various repairs and maintenance for our properties. There are many different contractors we use for all types of work and most have been working with us for several years. We ask your permission to make decisions regarding repairs and maintenance on your account up to $200 barring emergencies. However, we would like to speak to you first (barring emergencies) if we estimate that a repair will cost more than $200. We ask that a $200 reserve for each property be held in the account to pay for any of these costs.
Four Seasons charges a monthly management fee for rents collected (8%), a lease up fee for new tenants (1/2 of One Month’s Rent), and a repair up-charge on repair and maintenance items (10%). We do not ask for any type of set-up or minimum monthly fee for having your property listed with us. For large volume account these fees can be negotiated.
Four Seasons Property Management is open Monday through Friday from 8:30 am – 5:00 pm and someone is always available to answer your call personally.
